Senior Facility Engineer - HVAC

Job Description

This position mainly assisting the Facility Manager and monitor the daily operations particularly preventive and corrective maintenance, including extra projects. Manage all customers or tenants? request/complaints and escalate any issues blocking the day-to-day operations.

• Acting as interim Facility Manager in the absence of FM. Owns his projects in terms of contractual obligations, customer needs, current events that need attention or action.
• Reviews all work orders in the CAFM system (FSI) before approval/rejection.
• Coordinates or follows up with the Subcontractors in response to contractual PPM and/or extra projects.
• Reviews the routine report by the team related to day-to-day operations and monitoring.
• Follows up pending job viz. ageing work orders or purchase orders.
• Ensure all activities are performed as per MMS procedures with close coordination and cooperation with other concerned departments.
• Monitor the activities of all personnel assigned to the project, including work allocation and execution and ensure their duties and responsibilities are performed in accordance with the project and/or business objectives.
• Prepares and submit the required Client reports including the service reports, minutes of meeting and other KPI related records.
• Coordinates with the Client?s representative for the status of major activities as requested by the Client (renovations/uplifting works, new installations, repainting, extra projects?).
• Ensures the requested materials are received at project site, physically and electronically (FSI system).
• Ensures the team on site receive the invoices from the suppliers or subcontractors and submit all the necessary documents to the Finance Department.
• Reviews the attendance for the company and its Subcontractors? workers as part of billing.
• Consults the team for opportunities for improvement to enhance the safety and welfare.
• Verifies the Yearly PPM covers all the services and areas as per Client contract.
• Deals with emergencies as they arise and escalate, if necessary, to expedite action.
• Evaluates the external providers? performance against MMS standards.
• Evaluates the performance of subordinates on regular basis.
• Ensures all measuring and testing equipment (M&TE) are calibrated regularly.
• Offers technical advices on the measures to improve the efficiency and/or cost[1]effectiveness of the facilities (services, plant and equipment).
• Takes the necessary steps to meet the objectives on project and professional level.
• Accountable for actions taken and decisions made, both by self and subordinates.
• Reviews and approves all documents that require FM or OM approval.
• Monitors the project team?s compliance with the established IMS policy and procedures, in adherence with the contractual, organizational and legal requirements and in conformance with the international standards from which MMS is subscribed (ISO 9001, ISO 14001, ISO 45001).
• Responsible for reporting to and referring to the line manager the project performance, internal and external issues, client complaints and the proposed actions or decisions needed.
