• This position reports directly to the Director of Residences with a dotted line reporting to the Regional Director of Finance.
• Responsible for the safeguarding of the residence asset and financial resources to ensure that the homeowner?s interests are protected whilst maintaining the reputation of Four Seasons as operator.
• Ensure that the residences are operated in a manner as stipulated in the terms of the project governing documents and Four Seasons Management Agreements.
• Assist the Director of Residences in the administration of all financial aspects of the Residential Operation, to ensure that all local and corporate policies and procedures are observed and to ensure the financial and legal integrity of the business is maintained.
• Thoroughly understands and possess a working knowledge of the Four Seasons Accounting, Internal Controls and Finance manual.
• Excellent understanding of the month end process including, but not limited to, the preparation of financial statements, accruals and journal entries, maintaining reconciliations for all balance sheet accounts in an established corporate format and in accordance with generally accepted accounting principles.
• Prepare and coordinate the monthly reconciliations for all balance sheet accounts through Black Line including all bank reconciliations, ensuring all outstanding reconciling items are investigated and resolved satisfactorily.
• Perform all daily, monthly, and other periodic accounting and financial reporting in an accurate and timely nature ensuring compliance with condo and corporate documents
• Birchstreet oversight of Accounts Payable, including but not limited to: weekly review of submitted invoices, work with Capgemini for timely processing of invoices, coordinate with management team for PO processing, bi-monthly check run oversight, ACH payment validation, and all other aspects of Accounts Payable
• Prepare all sales and use tax returns and any other reporting that is required by local legislation on time and accurately
• Work with DOF & DOR in preparation of annual budgets and budget presentation to Corporate and Homeowners
• Coordinate and facilitate external and internal audits and oversee process for timely completion
• Prepare and Send monthly service charge assessment invoices to all owners
• Conduct Residences self-audit internal controls
• Prepare Capital Expense packet for Co ? Owner Association Review
• Prepare P&L & Reconciliation of Capital Reserves
• Maintain and update Fixed Asset Listing
• Coordinate, observe and prepare all operating equipment and supply inventories in accordance with corporate policies. Lead a team and establish a rapport with the residences owners, developers and fellow colleagues in other hotels.
• Meet with the Regional Director of Finance on a regular basis to communicate all accounting activities and results and any other relevant issues, which may affect the success of the residence operation.
• Network within the community to ensure that neighbors are respected and third parties view the residences in a positive light. Any interactions with third parties must always be professional and in a way of the highest ethical and moral code.
• Attend and participate in Co ? Owner Association Board Meetings Present at the Co ? Owner Association budgeting and annual meetings.
• Educate owners regarding their entitlements as it relates to their specific ownership and legal agreements in order to enhance their experience.

Desired Skills and Experience

• Previous (3+ years) finance experience within residences / hotel / resort environment.
• Excellent excel and computer skills, Sun Accounting knowledge would be preferable.
• Working knowledge of Not-For-Profit entity accounting or fund accounting.
• Proven leadership skills in a residences / hotel / resort environment.
• Strong interpersonal and relationship building skills to work with cross-functional teams negotiate for resources and influence stakeholders and to gain acceptance of and commitment to plans, ideas, and initiatives as appropriate.
• Maintain a solid working relationship with the developer, hotel and residential owners.
• Excellent written and verbal communication skills to prepare and deliver reports, effective presentations and to facilitate meetings.
• Strong reading comprehension and competency in legal language reading comprehension.
• Great attention to detail along with a continuous innovation of daily work, identifying improved processes and opportunities within the business for improvement.
• Strategic, analytical and have solid business acumen.
• Apply an ethical and moral approach to influence the outcome of situations.
• Serve as a role model for others by demonstrating appropriate business conduct and ethical principles.
• Lead with intellectual and emotional maturity, demonstrating a personal philosophy of life and work habits, practicing consulting supervision and observing ethical business practices.
• Require a working technical knowledge of generally accepted accounting principles and job knowledge of all positions in accounting and purchasing. These should include but not limited to accounts payable, credit management, cashiering function, and complete understanding of the general ledger.
