Monitor the activities of all personnel assigned to the project, including work allocation and execution and ensure their duties and responsibilities are performed in accordance with the project and/or business objectives.
Reviews all work orders in the CAFM system (FSI Evolution and FSI GO) before approval/rejection. Reviews the activities, manpower and spare parts issued, if any.
Follows up pending job viz. ageing work orders or purchase orders.
Configures the CAFM system for new asset?s PPM or cancellation for defective assets.
Ensures the requested materials are received at project site, physically and electronically
(FSI Evolution). Ensures the team on site receives the invoices from the suppliers or subcontractors and submit all the necessary documents to the Finance Department.
Coordinates or follows up with the Subcontractors in response to contractual PPM and/or extra projects.
Trains the new-joiner with the CAFM System and site-specific protocols.
Responsible for scheduling, coordinating, and planning preventative maintenance and calibrations using the work order system.
Reviews the routine report by the team related to day-to-day operations and monitoring.
Ensure all activities are performed as per company procedures with close coordination and cooperation with other concerned departments.
Coordinates with the Client?s representative for the status of major activities as requested by the Client (renovations/uplifting works, new installations, repainting, extra projects?).
Prepares and submits the required Client reports on planned intervals.
Giving clear and detailed information to the team members and Clients about project details, analysis and design.
Obtaining all necessary legal requirements and approvals to ensure projects are moving forward as planned.
Ensuring projects are completed within the allotted schedule and meet the original specifications.
Developing project-specific reports and manuals that direct how team members will use a new machine or facility.
Ensures that the facility and equipment are maintained and operated in accordance with the industry standards and current legislation.
Reviews the attendance and its Subcontractors? workers as part of the billing.
Deals with emergencies as they arise and escalate, if necessary, to expedite action.
Evaluates the external providers? performance against company standards.
Conducts Toolbox Talks to address relevant operation?s safety and other seasonal topics.
Consults the team for opportunities for improvement to enhance the safety and welfare.
Ensures all measuring and testing equipment (M&TE) are calibrated regularly.
Ensures the required PPE and other safety equipment are utilized and replenished.
Reviews and approves all necessary documents prior to FM approval.
Monitors the project team?s compliance with the established IMS policy and procedures.
Ensure that all work is carried out as per the contract and client specifications.
Develops and implements maintenance plans to best industry practices.
Preparing project estimates, elements of cost in maintenance and/or constructions including the determination of unit cost records and budgets.
Responsible for reporting to and referring to the FM the project performance, internal and external issues, client complaints and the proposed actions or decisions needed.
