Manage greenfield projects throughout the development stage from concept initiation to asset handover (IMDOP Gate 4)
Develop development briefs and asset business plans for greenfield projects with the support of various departments (Feasibility, Design, Delivery, Research & Analytics, Leasing, Operations, Marketing, and Finance) and communicate them to the Development & Delivery for review
Manage any required land acquisition for new projects, with the support of Finance and Legal & Company Secretary
Provide pricing assumption recommendations for the Development Committee during the asset development stage, based on internal and external research
Provide Feasibility with inputs to conduct feasibility studies for new developments, mainly on target IRR and profit margins
Update project briefs based on the outcome of feasibility studies
Coordinate with the Design teams to ensure that the designs developed by external architects are in line with the project development brief and business plan
Coordinate with the Delivery teams to ensure that the plans developed by external GC/PMC are in the line with the project development brief and the approved designs
Review project dashboards and identify any deviations from budget, schedule, and quality
Develop plans to address any identified deviations in coordination with Design (during Design and Pre-Construction Stage) and Delivery (during Delivery stage), and escalate pending issues to Development & Feasibility
Review any proposed change orders, value engineering ideas, or design changes in coordination with Design and Delivery, and provide recommendations on the proposed ideas to the Development Committee
