Project Manager ( Residential properties)

Job Description

Our client, a leading Riyadh based Real Estate company is seeking a Project Manager (Civil or Architecture) to manage all aspects of project design and Execution (architecture, landscape, interior design) and the technical engineering areas including (civil, mechanical, electrical, and structural), on addition to lead project execution from planning phase up to closing.

• Develop standardized policies, processes, approaches, and tools for the Design & Engineering Services & Tendering function in line with the organization?s strategic direction and objectives.
• Direct, monitor and evaluate the project design process including project master plan, infrastructure analysis, landscaping concepts, site plans, principal floor plans, vertical section, specifications standards, detailed cost estimates in line with the organization?s policies and procedures.
• Monitor the development of the architectural and engineering design through approving the developed schematic designs, and design development documents which include mainly complete architectural background drawings, documentation for all building design characteristics and systems, and space program reconciliation.
• Review and analyze the requirements to provide design and engineering input and specifications.
• Approve produced plans, tracings, and drawings of installations based on sketches and plans while ensuring their accuracy and quality.
• Oversee the preparation of engineering projects? scope of work including budgets, schedules, and plans, other technical specifications and participate in proposal analysis for project
• Secure all the necessary engineering works related to permits, licenses, and approvals from concerned bodies/authorities for all projects in cooperation with the Government relations department.
• Follow-up on the development of the client brief by monitoring the project assumptions and constraints and negotiating with consultants.
• Manage tendering, bidding, contracting, and procurements process in conjunction with the Construction department.
• Manage Samples approval for Architectural elements including finishing and lightings.
• Ensure that the work on-site is moving smoothly and according to the project time frame.
• Follow up the site on a day-to-day basis that includes monitoring the labor force and subcontractors.
• Prepare project documents, draft contracts, draft budgets, and reports as required.
• Following up with Government relations regarding Sewer, Water, SCECO, civil defense, and municipality- issues.
• Coordinate between consultants and contractors and coordinate daily visits to the site
• Control and evaluate sub-contractors invoices and ensure the contractual obligations are satisfied and advise the manager - construction services on payments of the same.
• Manage project quality control.
• Provide weekly reports for high-level updates for residential projects.
• Approve and verify project plans and updates.
• Monitor site supervision consultant works and documentation to match with quality manuals and procedures.
• Manage tender reports on each stage and the evaluation of the contractor?s technical proposals.
• Lead and manage contractors? and vendors? prequalification processes.
