Assist in establishing rental rate by surveying local rental rates, analyzing overhead costs, depreciation, taxes and profit goals
Participate in preparing annual property management operating budget and schedule expenditures
Accomplish financial objectives by collecting rents, paying utility bills, etc
Recommend changes to rents and other fees in accordance with market changes
Establish strategies to rent property to its fullest capacity
Ensure tenant occupancy is administered by contract entailing rent collection procedures, insurance requirements, maintenance request procedures, etc
Ensure all files and documents are properly maintained and kept up to date in accordance with company policy
Prepare and maintain appropriate tenant correspondences
Prepare monthly and annual reports on trends and statistics
Maintain the required statutory records ensuring compliance with the legal requirements
To coordinate towards advertisements & property maintenance
Expert knowledge of current marketing trends is essential
Ability to coordinate with internal and external stakeholders for various promotional campaigns
Ability to source rental leads from existing tenants
Demonstrated ability to increase revenue by identifying continuous opportunities for occupancy
Must be a self-starter and possess strong convincing & negotiation skills
Ability to manage effective relationship with tenants and resolve any complaints
