Job Description

?ÿOrganize day to day management of the center to achieve the highest level of Mall Management in the Region.?ÿPrepare for approval the annual business plan the center and once approved deliver the agreed target, monitoring performance monthly and developing where relevant the appropriate action plans to correct variances.?ÿMaintain Excellent Communication with all tenants, be aware of the terms of their lease and encourage their compliance.?ÿCollect all rentals on a timely basis and prepare monthly areas reports as required.?ÿPrepare list for outstanding of Tenant and follow up with team to achieve good collection.?ÿObtain monthly sales reports from tenants and prepare a monthly summary.?ÿCreate marketing activities to increase the visitors.?ÿPrepare well in advance for the all events in the mall such as school holidays, summer holiday, eid holidays, national holidays etc.?ÿThrough awareness of the trading performance of tenants, anticipate tenant?s difficulties and work with the tenants to resolve them.?ÿDirect and coordinate the activities of staff and contract personnel and evaluate their performance.?ÿInvestigate complaints, disturbances and violations and resolve problems following management rules and regulations.Inspect grounds, facilities, and equipment day by day to determine necessity of repairs or maintenance?ÿMeet with prospective tenants to show properties, explain terms of occupancy, and provide information about local areas.?ÿSolicit and analyze bids from contractors for repairs, renovations, and maintenance.?ÿMaintain records rental or usage activity, special permits issued, maintenance and operating costs, or property availability.?ÿEnsure the staff leveling.?ÿMarket vacant space to prospective tenants through leasing agents, advertising, or other methods.Prepare detailed budgets and financial reports for properties.?ÿNegotiate the sale, lease, or development of property and complete or review appropriate documents and forms.?ÿAct as liaisons between on-site managers or tenants and owners.?ÿClose supervision with Facility Manager on day to day operation.?ÿConfer with legal authorities to ensure that renting and advertising practices are not discriminatory and that properties comply with state and federal regulations.?ÿMeet with clients to negotiate management and service contracts, determine priorities, and discuss the financial and operational status of properties.?ÿNegotiate with government leaders, businesses, special interest representatives, and utility companies to gain support for new projects and to eliminate potential obstacles.?ÿMeet with boards of directors and committees to discuss and resolve legal and environmental issues or disputes between neighbors.?ÿAnalyze information on property values, taxes, zoning, population growth, and traffic volume and patterns to determine if properties should be acquired.?ÿNegotiate short- and long-term loans to finance construction and ownership of structures.?ÿReview rents to ensure that they are in line with rental markets.?ÿCost Control should be minimizing as possible with all aspects.?ÿReport to Operation manager the records logs for historical reason.Note: This is not an all inclusive list for your duty scope.
