Carry out a Full Reserve Fund Study to form a Fund Expenditure Report and up to 30 years Funding plan with key deliverables:- Identification of building components for reserve fund study.- Life cycle Cost Analysis based on inventory, qualification and inspection of the buildings assets and common elements.- Future Reserve Fund Expenditure Report and Cash Forecast based on current asset conditions.- Defined Capital Expenditure and Draw-down Policies of the Association.- Cost Analysis and Cash Allocation schedule for future asset repairs and replacements.- Observed condition estimates for the reserve components, including an estimate of effective age and accrued reserve costs.- Estimates of the remaining years of useful life of reserve components in terms of physical deterioration and functional obsolescence.- Using the above, project current replacement cost estimates at applicable long term inflation rates, to estimate expected future replacement cost estimates.- Review of the present financial situation of the fund, report deficiencies and concerns.- Projection of the value of the current reserve fund requirements compounded at long term interest rates, to how the estimated annual spend required together with remaining the remaining balance.- Calculation of the reserve funding requirements which if invested will be sufficient to fund all future reserve expenditures.
