JOB RESPONSIBILITIES: Review and endorse Asset Plans for the entire portfolio in accordance with the objectives and senior management directives including the setting and achieving of Key Performance IndicatorsCreate and endorse operational budgets for the entire portfolio and be responsible for their deliveryManage the legal procedures of dispute cases to minimize rent lossInitiate and execute any marketing and promotional plans as set out by the marketing department and the senior managementProvide clear and timely operation and management reports to senior managementIntroduce and roll out best practice property management across the portfolioAssess market intelligence and provide inputs towards client briefsReview and provide inputs towards concept designs to facilitate build to suit developmentsInput into the FM strategy for the property and manage the execution of appropriate facilities management services and regimes for required physical maintenance and operations of assets, including planned maintenance and life cycle planning in most effective and cost efficient waysOverview tendering process of various FM contracts and prepare recommendation documentsOversee the implementation of effective energy savings programsWork with the line manager to devise and manage a high level strategy to find solutions for current and future CRE requirements and implement the sameWork with FMD to identify and provide additional services to group companies and ensure the best presentation of CRE premises to meet the expectation of the business and brand standardsIntroduce and implement cost optimization measures ? working with FM and Finance)Work with the line manager to devise service charge strategies within different asset class and implement themEnsure that complaints and concerns and occupiers and stakeholders are attended to and resolved as speedily and as satisfactorily as possibleDevelop leasing / sales strategies and implement them across the portfolioPrepare and execute any marketing and promotional plans as set out by the marketing department and the senior managementCollect and provide business and management reports / information in a timely mannerEnsure compliance with the internal and external (RERA, DM and DED, and /or other Emirate equivalents) approved policies, rules and regulations to protect company and customer?s interestJOB REQUIREMENTS:Bachelor or equivalent in Real Estate or associated fieldMore than 8 years in Property Management and Leasing managing similar portfolioCompetent in Microsoft Office SoftwareCompetent in Property Management technology systems and softwareHigh level of proficiency in English (spoken and written) / Arabic is an advantageProblem Solving, Judgment, Planning and Organization, Coordinating, Leadership, Initiative, Management Expertise, Persuasiveness, Integrity.
