Key Accountabilitites:? Interviews and appraises the workforce.? Managing Installation, Operation and Repair of Equipment? Oversee Inspection check list? Training the workforce? Stock Management? Manage Operations? Supervise the staffJob Context:? Monitors the work of employees through personal observation. Distributes work equally as a means of maintaining morale and discipline.? Conducts orientation and training programs for all new and current department employees and trains staff in safety and emergency procedures.? Prepares monthly report for MEP Engineer.? Provides direction regarding change in policies and procedures as such changes effect.? Implements and supervises an ongoing HVAC Planned Preventative Maintenance (PPM) program.? Maintains standards and procedures for equipment repairs and maintenance.? Institutes new procedures to increase efficiency of staff and product use with the approval of the Engineering Head. ? Reports any unusual incidents, complaints, suggestions and other special topics to the MEP Engineer as required.? Arranges supplies as required via the store man, Verifies Orders when received and follows up on Orders not delivered on time because or delay or back-order. ? Monitors Maintenance Request System. ? Supervises the testing of new products for the Department with the agreement of the MEP Engineer.? Supervises and directs the daily activities of all Engineering Services Department supervisors.? Subordinates and is responsible for the efficient and smooth operation of the Property.? Observes all departmental, employee activities to ensure adherence to the policies and established standard operating procedures of BU.? Makes periodic checks of completed repair and maintenance work to ensure that established standards have been met.? Handles grievances, suggestions and complaints by employees and recommends appropriate action to the MEP Engineer.? Implements and Monitors Energy Conservation programs with all Heads of Department.? Attends staff and operational meetings. Communicates with the MEP Engineer regarding the physical condition of the property, as well as other information as required.? Confers and co -operates with other Department Heads to ensure co-ordination of activities in the BU.? Responsible for the co-ordinating of improvements and continuing renovation of the physical plant and maintenance of plant assets. A key aspect of this is the Planned Preventative Maintenance (PPM) programme.? Responsible for keeping informed of industry innovations and advances in product research, maintenance, Technical Services Department and property management.? Maintains a high level of quality in product and service .? Initiates corrective action in designated areas of responsibility with agreement of MEP Engineer.? Responsible for collating and sending the Electric, Water, Diesel and LPG readings to MEP Engineer, for the Energy Report.
