Job Description

Role Purpose:The role holder is responsible for performing regular inspection activities and conducting site inspections to ensure the proper execution of all kinds of fit-out, maintenance, and service functions involving electromechanical and civil works and ensure that performance standards and procedures of FM Service providers are per DCM quality standards in meeting customers? requirements.The role holder is also responsible for scheduling inspections, generating inspection reports on non-compliance, and sharing the details with relevant stakeholders, ensuring that all deviations to standards are escalated and corrective actions are completedKey Responsibilities: Inspections

• Carry out fit-out inspections to meet the regulatory authorities? guidelines such as DEWA, DCD & DDA for the communities
• Assist in building and infrastructure projects for inspections as required.
• Ensure the site installation are matching with the approved drawings.
• Attend inspection for drainage closure and ensure the embedded installations are meeting the regulatory requirements.
• Verify the submitted testing & commissioning documents and ensure the competency of the system.
• Conduct regular site visits to verify that the work is executed as per the fit-out manual, HSE standards, and approved drawings and ensure that fit-out is progressing as per the milestones and the schedule submitted.
• Collaborate closely with the tenant, contractors, and other stakeholders to identify and mitigate potential risks in the project phases so that deadlines are not impacted.
• Conduct the close-out inspection ascertaining that all approvals from government entities like DCD, DEWA, DDA, DED, DM have been obtained and all relevant testing and commissioning reports have been shared for the works carried out.

• Consult and resolve technical issues in conjunction with the fit-out contractors and engineers.
• Coordinate with direct customers such as business partners/tenants and their appointed fit-out contractors.
• Prepare necessary violation reports against the contractor in case of any incidents at the site.

• Conduct site visits to inspect the sites and report any non-compliances observed on performance of FM services providers related to cleaning, building fabrics, planned preventive maintenance activities of the communities and master communities ?
• Attend to inspection requests made by the department?s head and contractor as and when required to observe testing and any other issues related to facilities management activities.
• Evaluate damages and asset conditions after events or bad weather conditions.
• Develop plans for the inspection of the sites to ensure systematic coverage of all sites and enforce the implementation and compliance of standards across all sites inspected.
• Check cleaning and maintenance schedules for the assigned site and ensure services are being carried out and standards and being maintained.

• Assess and report any general risks observed at the sites to the concerned Facility Manager, HSE team, and security, provide feedback, and promptly recommend corrective actions.
• Maintain a record of inspections, share with all stakeholders, and follow up corrective actions and present the results to the department head and concerned Facility Manager.
• Assist the respective building Facility Managers as and when requested to monitor the progress of variable works carried out by vendors.
