Job Description

Job PurposeJob Purpose:To act as a co-ordinator of all maintenance/projects pertaining to civil, mechanical, electrical and plumbing works in Company properties (or properties for which the Company has a maintenance obligation). Project Supervisors may be assigned to a specific/multiple types or specific property or stations.Job Outline:.Be a focal point of contact between customers/ user departments/ landlords/occupants and Property Services maintenance section in order to facilitate all maintenance/project related work.Coordinates maintenance/project schedules, resources, equipment and information to ensure that customers needs are met as the project evolves..Liaises with customers to identify and define project requirements, scope and objectives.Evaluates systems or facilities to determine and properly identify maintenance or repairs that need to be performed, allocate resources and resolve in an efficient, economical and timely manner..Assesses building systems to plan work assignments and project schedules..Develops maintenance procedures and schedules..Carries on trouble shooting, problem solving to ensure maintenance and repair work is completed correctly and in a timely manner..Assists where necessary with departmental budget estimates and costs of specific repair projects..Liaises with Landlords, sub-contractors for unplanned or emergency maintenance activities to ensure that deadlines are met and that acceptable performance standards are provided. This shall involve providing specific direction to subordinates and sub-contractors on an as-needed basis..Ensure that planned maintenance works are carried out in a timely manner thereby ensuring that an efficient preventative maintenance regime is in place..Job holder shall assist management in developing and adapting maintenance schedules as necessary..Maintains full and proper records and conduct preliminary analysis of work executed, work pending, materials ordered and consumed and feedback to the appropriate personnel in order that Property Services can accurately monitor its work against agreed departmental performance parameters..Acts as a conduit in the event of an emergency (fire, etc.) so that emergency services are alerted in a timely fashion to minimize any damage to Companys personnel and property..Builds and contributes towards maintaining a good team atmosphere to ensure optimum motivation, morale and productivity levels within the Section..Derives and maintains an accurate inventory of the major items of plant and equipment, together with its associated service history to assist east of decision making when it comes to repair or replace analysis..Performs other related duties as assigned.Qualifications & ExperienceMINIMUM QUALIFICATIONS/EXPERIENCE/KNOWLEDGE/SKILLSQualifications:Vocational or Diploma (12+2 or equivalent)Preference will be given to Bachelors Degree Holders.Experience:- 5+ Years in Facilities/ Maintenance ProjectsKnowledge/Skills:.Good basic knowledge of building maintenance systems with a first-hand (hands-on) background/experience in either civil, mechanical, electrical or plumbing works. .Project Co-ordinators must be computer literate or,, capable of being trained to use computer based maintenance systems. .The jobholder should be knowledgeable in MS Word, Excel (or similar word processing and spreadsheet packages). .Knowledge of Microsoft Project would be an advantage. .A good telephone manner is essential, as is the ability to communicate well in written and spoken English. .The ability to converse in languages other than English is advantageous. .Jobholder must have a UAE driving license.
