Project Director (High-rise)

Job Description

Black & Grey HR is recruiting for a multinational top tier construction company headquartered in Dubai, UAE with global presence. Our client has experience working on landmark high-rise & multi-facet projects across the Middle East and is looking for an experienced, strategically-minded and process & results-driven Project Director to expand their business and deliver on major projects in Belgrade, Serbia. They are growing rapidly and adding headcount to help them to win, run and deliver on some of the large high-rise & multi-facet projects for blue chip clients across the region.Responsibilities:Reporting directly to the CEO, participate in identify viable projects and lead the projects preparation / implementation as well as to support the Board of Directors in making decisions.Consultation with staff to develop project concepts and specificationsLead the local approvals process including assembling required documents, and consultation with officials and stakeholdersTechnical:Developing capital budgetsDeveloping schedules with critical path milestonesTendering all contracts for professional servicesManaging contracts and acting as lead contact for all professional services and the construction team including chairing regular project meetingsManage payments and the claims process during construction and reconcile budgets at end of constructionMonitor expenses against the budgetReview all contract changes and coordinate change control process - maintain records of all changes and required approvalsRegular reporting to the Board of Directors on project progressMonitor and assist the design teams in addressing deficiencies following substantial performanceOversee completion of maintenance procedure instruction, systems demonstration and proper delivery of Operating ManualsUndertake post-completion reviews and verify close out documentation and coordinate the one year warranty reviewMaintaining all records for the projectDevelop strategies for leveraging assets to develop new projectsMake recommendations to the Board of Directors on new actions, goals and targets related to the development of new projectsMake recommendations to the Board of Directors with respect to financing, debt and financial sustainability of projectsDevelop and manage timeliness for various activities to ensure strategic plans and critical development processes are carried out in a timely mannerSeek and develop viable partnerships to leverage and creating new business prospectsPrepare regular reports on progress, budgets, and expenditures related to the management of property development activitiesMentor, supervise and develop junior staffPerform other related duties as requiredRequirementsMinimum 10 - 15 years Project Management Experience in?High Rise / Multi-facet ProjectsKnowledge & experience working with a main contractor on projects valuing 500M+Knowledge & experience implementing best practices in construction?Computer skills including basic knowledge of e-mail, internet, word processing and spreadsheet softwareAbility to analyze various property development opportunities, including financial analysisAbility to develop feasible plans and successfully implement the plansReady to work in Belgrade, Serbia and report to head office in Dubai, UAEBenefitsOffering autonomy and responsibility, the right person for this role will be provided with a competitive salary package with a solid reward program and have the opportunity to develop a career with an top tier
