  • Recruit and assess staff, prepare objectives and appraisals
  • Manage staff throughout your contracts to ensure a well-trained, highly motivated workforce, with a firm focus on staff development and succession planning
  • Ensuring that all employees joining the site are given thorough orientation on and are subsequently examined on relevant equipment and systems.
Health and safety
  • Ensure that the H&S training plan for personnel is up to date at all times
  • Ensure audit and effective reporting by the company H&S officer of all incidents from the personnel.
  • Ensure that the tool-box meetings are undertaken by personnel.
  • Implement the company H&S policies and procedures on site
Customer relationship
  • Work in partnership with the client to provide innovative FM solutions and the continuous improvement of services
  • Respond to Client requests, maintain Client relationship.
  • Provide technical advice to Client.
  • Research Client?s needs/ budget.
  • Seek new project opportunities.
Contract Management
  • Understand the contract and manage the delivery of services to provide consistently high levels of performance and, where required, take personal (hands-on) responsibility for key client relationships, contract performance, retention and growth
  • Manage commercial areas of the contract to offer continuous development in line with market trends and developments
  • Take ownership of the P&L for the contract to ensure that budget targets are met whilst maintaining best in class service delivery in line with agreed SLA?s and KPI?s
  • Manage the purchasing cost control (spare parts, consumable, material, tools, services, equipment).
  • Research for new suppliers and subcontractors (good quality ? better prices).
  • Prepare invoices (man-hours, spare parts, projects)
  • Provide cost control for extra works in order to assure profit margin.
Quality Control
  • Ensure follow up of preventive maintenance schedule agreed with Client.
  • Ensure spare part contractual stock level.
  • Improve corrective maintenance response through well-defined procedures.
  • Improve preventive maintenance schedule and forms ? procedures through experience of the system and feedback of personnel.
  • Conduct the site inspection, monthly site walk, random works checkup, Site quality audit in order to maintain contract performance under specified KPI.
Reporting
  • Conduct the weekly, monthly progress meetings with Client, Staff and Subcontractors as required
  • Produce the correct weekly, monthly, quarterly site performance report for Client as well as for the Sr. Management.
Energy Efficiency
  • Provide support to the dedicated Energy Efficiency Engineer
  • Monitor the site utilities consumption
  • Ensure implementation of Energy Conservations Measures as defined by the Energy Engineer and approved by Sr. Management and Client
