RESPONSIBILITIES(The following are general list of responsibilities of the Property Manager. A detailed job description shall be discussed during the job offer.)?RENT1.?????? In charge of handling rent for the landlord2.?????? Oversee rent collection from the tenants including enforcing of penalties for late rental payments?PROPERTY MAINTENANCE1.?????? Ensure that the properties are in good condition and fit for the tenants to live in.2.?????? Maintain building systems by contracting for maintenance services; supervising repairs.?In general, in charge of the following aspects:?????????? Drains & gutters are clear?????????? Some emergency repairs?????????? Light bulbs?????????? Smoke alarms?????????? Building & Pest Inspections?TENANTS1.?????? Managing tenants including finding, screening and managing tenants for the landlord.2.?????? Main point of contact of the tenants.3.?????? Must handle matters such as emergencies, complaints, evictions, leases, move outs.?BUDGETS AND PAPERWORK1.?????? Manage spending budget for property maintenance and emergencies2.?????? Keep efficient and accurate records of inspections, repair and maintenance costs, rent collection, insurance costs, and lease agreements.
